I've been licensed for a 16 YEARS; but my passion for Real Estate started over 30 years ago. I remember speaking to my mother and telling her that even though I was a full-time student at the University; we should consider buying. The mortgage would be cheaper than the actual rent. FLASH BACK. This was in the 90's. I became a home owner very young. Since then I've bought properties, flipped properties, made some profit, and made mistakes (learning opportunities).
In 2009 I obtained my license and was quite busy my very first year in Real Estate. I was working with a Real Estate Brokerage that was selling bank owned properties for Fannie Mae. The Learning experience was phenominal. I sold many properties that year. What I really learned is how important valuations are. What's called BPO's (Broker Price Opinions) and or CMA (Comparative Market Analysis). I had to consistently due valuations for homes to get correct market pricing. I really learned how to make small repairs, and cosmetic work at a minimal cost; to sell properties at TOP DOLLAR. Also, great marketing strategies. After all I was working with banks. Believe me the banks know how to cut costs. Where to buy, and how to make a profit off every sale. The experience has really taught me how to help customers. For buyers where to buy and what exactly to pay. Never over pay for a property.
For Sellers I know how to get TOP DOLLAR for your property. How to market effectively for a quicker sale at the highest Value. What the ABSORPTION rate for that particular neighborhood. What are the most cost-effective repairs and cosmetic work to obtain Higher Value for your home. The experience looking back years later, has taught me a lot.
